Luxury Residential Project Superintendent

About the role

We are seeking an experienced Project Superintendent to lead field operations for luxury residential construction projects across The Bahamas and nearby private islands. The role oversees the entire jobsite lifecycle from pre‑construction through final close‑out, ensuring seamless coordination among owners, design teams, and trade partners.

Key responsibilities

• Direct all on‑site activities, including logistics, trade coordination, material handling, safety, and quality control.
• Develop and maintain the master schedule, produce short‑term look‑ahead plans, and implement corrective actions for potential delays.
• Manage subcontractors and vendors, monitor performance, and lead regular project meetings.
• Review drawings, specifications, RFIs, submittals, and other project documentation.
• Support pre‑construction tasks such as budgeting, procurement planning, permitting, and site mobilization.
• Track jobsite expenditures, verify subcontractor payment applications, and manage equipment usage.
• Lead inspections, quality walks, commissioning activities, and resolve field issues.
• Maintain communication with owners and provide a professional, service‑oriented experience.
• Mentor Assistant Superintendents, Field Engineers, and other jobsite staff.
• Oversee project close‑out, including punch‑list completion, approvals, as‑built documentation, owner training, and warranty services.

Required profile

• Minimum 5 years managing luxury residential projects valued at $5 million or more.
• Strong knowledge of construction scheduling, field operations, safety, quality control, and project documentation.
• Proven ability to lead multiple subcontractors and trades on complex builds.
• Excellent leadership, communication, problem‑solving, and organizational abilities.
• Capacity to work effectively with owners, design teams, vendors, and internal leadership.
