Property Maintenance Manager

About the role

The Property Maintenance Manager oversees all day‑to‑day maintenance activities on Norman’s Cay, ensuring that preventive, corrective, and project‑based work is executed efficiently. This hands‑on leadership position requires direct supervision of maintenance crews, coordination of work orders, and close partnership with the development team on construction and renovation projects.

Key responsibilities

• Develop, implement and manage a structured preventive maintenance program for buildings, mechanical, electrical, HVAC, plumbing and equipment.
• Lead the corrective maintenance team, triage reactive work orders, and document root‑cause analyses.
• Serve as the primary maintenance liaison for the development team, supervising subcontractors and ensuring project timelines and quality standards are met.
• Conduct regular property inspections, generate weekly and monthly maintenance reports, and report performance to the Estate Manager.
• Supervise, schedule and develop a multi‑trade maintenance team, manage parts inventory, and enforce safety standards.

Required profile

• Strong technical trade knowledge across electrical, plumbing, HVAC and mechanical systems.
• Proven ability to run structured maintenance programs in a remote, resource‑constrained environment.
• Hands‑on leadership style with excellent problem‑solving skills.
• Organizational discipline to manage work‑order flow and contracting work on short notice.

Required skills

• Experience with CMMS platforms such as MicroMain or UpKeep.
