Director of Projects – Luxury Hospitality (Bahamas)

About the role

The Director of Projects will lead all capital improvement and replacement initiatives for a luxury hospitality portfolio in the Bahamas, overseeing budgets up to $7,000,000. This full‑time onsite position requires relocation and will ensure projects are delivered on time, within budget, and to the highest quality standards.

Key responsibilities

• Create pre‑project budget estimates and define project scopes with initiators.
• Manage design, procurement, construction, and close‑out phases, including active contract administration.
• Develop and embed procurement policies, oversee drawing databases, and ensure accurate change tracking.
• Control overall cost, quality, and schedule; verify and process payment applications.
• Lead contract negotiations, ensure compliance with contractual obligations, and coordinate stakeholder approvals.
• Obtain necessary permits and completion certificates from statutory authorities.
• Conduct site inspections, monitor workmanship quality, and manage the Defects Liability Period (DLP) process.
• Prepare progress reports, ROI calculations, and PowerPoint presentations for senior management.

Required profile

• BSc in Project Management or equivalent PMP qualification.
• Minimum 5 years of project management experience in the luxury hospitality sector.
• Proven track record delivering projects valued over $5,000,000.
• Experience leading multi‑discipline consultant teams from concept to final handover.
• Familiarity with FIDIC Rainbow suite and AIA contracts.
• Knowledge of relevant Life Safety and Building Codes.
