Project Manager - Luxury Residential Construction

About the role

A client of Kimmel Associates, a construction and project management firm delivering custom luxury residences, boutique resorts, private island properties and commercial developments across the Bahamas and the Caribbean, is hiring an experienced Project Manager. The role leads luxury residential projects from startup through completion, based in Nassau, and acts as the principal company representative for assigned projects.

Key responsibilities

• Plan, organize, direct and control projects from preconstruction through completion, setting objectives, milestones, schedules, budgets and execution strategies.
• Manage project cost and schedule controls, budgets, commitments and expenditures, and identify and correct cost and schedule risks.
• Administer contracts, manage change orders and coordinate with clients, architects, consultants and subcontractors.
• Develop procurement, coordinate materials and equipment, solicit and evaluate subcontractor and vendor proposals, and manage subcontractor relationships.
• Serve as the main point of contact for clients and stakeholders, lead project meetings and give regular updates.
• Monitor quality, resolve construction issues and lead closeout, including documentation, punch lists, final inspections and client turnover.

Required profile

• Proven experience managing construction projects from preconstruction through completion.
• Strong background in custom and luxury residential construction.
• Ability to manage budgets, schedules, contracts, change orders and procurement.
• Willingness to relocate to or work from Nassau, Bahamas, with travel to project sites as needed.
• Preferred: experience with high-end custom homes, resort or private estate projects, international or Caribbean construction, and projects with imported materials and complex logistics.

What we offer

• Annual base salary of $125,000 - $175,000, plus a performance-driven annual bonus.
